Confession 

I have a confession to make.  Before I became a Realtor, I was a customer.  A customer who didn’t  think they really needed a realtor for buying or selling a home.  I was wrong. 

First, I am sorry to all my realtor friends!  It wasn’t that I didn’t think it was legitimate, I just never knew about all of the HUNDREDS of details that a real estate professional takes care of for the client.  Second, I underestimated the legal ramifications of a real estate transaction.  I thought of a home as a warm and cuddly place to raise a family. I didn’t consider that is was also a valuable piece of property that had the power to add or subtract value to my pocketbook.  Third, I really thought I had all the access I needed through the internet to manage my search. I could not have been more wrong.

My Four Best Reasons to Use a Real Estate Agent

1. Real estate agents have better access to information. It may seem that everything you might want to know is online but there is so much information that is either left out or outdated.  If you are just looking, the internet is a great start. Once you are ready to pick up the pace, a trained agent sifts through the noise and gets you to your destination quickly.  You can burn a lot of time and energy on rabbit trails when you go it alone.

2. Truth be told you can trust your agent over a private buyer or seller.  It's true. If you are working with a licensed real estate agent under an agency agreement, (i.e., a conventional, full-service commission agreement in which the agent agrees to represent you), your agent will be bound to a fiduciary relationship. This means they have to act in their clients best interest (not their own) by law.  

3. Contracts are complicated.  Agents spend a ton of time reading and re-reading contracts. If you have ever had the "glassy-eyed" experience of staring down fifteen pages of legalese,  you know that having a trained expert in your corner is invaluable.

4. Saving Money is a slippery slope when deciding you can skip the real estate agent. Negotiations, market trends and pricing techniques are all complicated pieces of the real estate puzzle.  The housing market responds to knowledge and experience. An experienced agent will earn their commission BY giving you your best financial results- and saving you a big headache!
