Top 5 Home Seller Mistakes and How To Avoid Them

Selling your home can be stressful.  The cleaning, showings, packing and moving are all part of the process.  Be careful not to let these 5 top pitfalls cause further setbacks!

1. Overpricing Your Property

Realtors have access to current market information that provide good information for pricing your home competitively. If your home is overpriced you can miss out on showings and offers.  Remember that buyers have access to view all the avaialble homes in the area and may pass over homes that are priced above the current market.

2. Difficult Showing Instructions

Having strangers trapes through your home is never convenient.  But neither is trying to buy a home.  Buyers need easy access to see your home.  Heavily restricted showing times, a missing lockbox or other requirements can impact the ability of showing traffic through your home.  Talk to your agent about what is reasonable.

3. The Low Offer

Sellers want the highest price for their home.  While getting a lower offer than expected can be frustrating, refusing to submit a counter offer could prevent a balanced sale.  Buyers will know quickly where you stand when you make the counter offer and your "meeting of the minds" might be closer than you think.

4. Property Condition Denial

Before you sell, be realistic about the condition of your home. While the buyer may be passive about some items, an inspector will be much more thorough.  

5. Selective Memory

Disclosing all information you know about your home is imperative.  It will not only decrease your liability after the sale, but will help alleviate fear or doubt for the buyer.
